This Privacy Policy explains how we collect, use, store, and share your personal information when you use Hank — and the choices you have.

1. Who We Are

Hank ('we,' 'us,' or 'our') operates the Hank home ownership companion app, available on iOS, Android, and the web at app.hankhome.io. We are the data controller responsible for your personal information.

2. Information We Collect

2.1 Information you provide directly

When you create an account and use Hank, you provide us with:

  • Account information: your name, email address, and password when you register
  • Home profile data: your home address, year built, square footage, home type, number of bedrooms and bathrooms, foundation type, roof type, HVAC type and fuel source, exterior material, window type, plumbing type, electrical panel age, water heater type and age, and other structural and systems details you choose to provide
  • Appliance and systems data: names, brands, models, serial numbers, purchase dates, warranty expiry dates, install dates, and service history for appliances and home systems you register
  • Inspection reports: PDF documents you upload of your home inspection report
  • Maintenance records: completed task data including task name, category, completion date, cost, notes, and photos you attach
  • Project data: home improvement project details including project name, type, phases, budget, actual costs, contractor contact information, decisions made, and documents uploaded
  • Documents: warranties, manuals, receipts, permits, contracts, and other files you upload to the document vault
  • Chat messages: questions and messages you send to the Hank AI assistant
  • Payment information: billing details collected by our payment processor Stripe (we do not store full card numbers)
  • Communications: emails or messages you send to our support team

2.2 Information collected automatically

When you use the Service, we automatically collect:

  • Device information: device type, operating system, app version, and unique device identifiers
  • Usage data: features you use, screens you view, actions you take within the app, and time spent on the Service
  • Log data: IP address, access times, pages viewed, and error logs
  • Location data: your general location (city and state level) derived from your IP address for weather alert features. We do not collect precise GPS location without your explicit permission.

2.3 Information from third parties

We receive limited information from third-party services we use:

  • Authentication providers: if you sign in with Google, we receive your name, email address, and profile photo from Google
  • Payment processors: Stripe provides us with transaction confirmations and subscription status information
  • Weather services: we use a weather API to retrieve forecast data for your home's location to generate weather-related maintenance alerts

3. How We Use Your Information

We use the information we collect for the following purposes:

3.1 Providing and personalizing the Service

  • Creating and maintaining your account
  • Building and personalizing your home maintenance calendar based on your home profile data
  • Processing and parsing your inspection report to extract flagged items and generate task lists
  • Generating AI-powered maintenance recommendations and responses in the Hank chat feature
  • Sending weather-based maintenance alerts relevant to your home's location
  • Tracking your home health score based on completed maintenance tasks
  • Providing the appliance tracker, document vault, project management, and spending dashboard features

3.2 Processing payments

We use your payment information to process subscription payments, manage your subscription status, and handle billing-related communications through Stripe.

3.3 Communications

  • Sending transactional emails: account creation confirmation, subscription receipts, password reset requests
  • Sending the monthly home digest email if you have opted in to this communication
  • Sending maintenance reminders and weather alerts as push notifications if you have granted notification permissions
  • Responding to your support requests and inquiries
  • Sending important notices about changes to the Service or these policies

3.4 Improving the Service

We use aggregated, anonymized data to understand how the Service is used, identify areas for improvement, and develop new features. We do not use your individually identifiable home data for this purpose without your consent.

3.5 Safety, security, and legal compliance

  • Detecting and preventing fraud, abuse, and unauthorized access
  • Enforcing our Terms and Conditions
  • Complying with applicable laws and responding to lawful requests from public authorities

4. AI Processing and Your Home Data

Hank's AI-powered features — including the chat assistant and inspection report parsing — are powered by large language models provided by Anthropic, PBC. When you use these features:

  • Your home profile data is included as context in prompts sent to Anthropic's API so Hank can provide personalized responses
  • The text content of your inspection report is sent to Anthropic's API for parsing and analysis
  • Your chat messages are sent to Anthropic's API to generate responses

Anthropic processes this data in accordance with their privacy policy and API usage policies. We have configured our use of the Anthropic API under terms that restrict Anthropic from using your data to train their models. However, we encourage you to review Anthropic's current privacy policy at anthropic.com for the most up-to-date information.

We do not send your photos, uploaded documents (other than inspection report text), payment information, or passwords to Anthropic's API.

5. How We Share Your Information

We do not sell your personal information. We share your information only in the following circumstances:

5.1 Service providers

We share your data with third-party service providers who perform services on our behalf and who are contractually obligated to protect your data and use it only as directed by us:

  • Supabase, Inc. — database, authentication, and file storage infrastructure
  • Anthropic, PBC — AI language model processing for chat and document parsing features
  • Stripe, Inc. — payment processing and subscription management
  • Weather data provider — retrieval of weather forecast data for your home location
  • Expo / EAS — mobile app build and distribution infrastructure
  • Vercel — web application hosting infrastructure

5.2 Business transfers

If Hank is involved in a merger, acquisition, asset sale, or bankruptcy proceeding, your personal information may be transferred as part of that transaction. We will notify you by email and prominently on the Service before your information is transferred and becomes subject to a different privacy policy.

5.3 Legal requirements

We may disclose your information if required to do so by law or in the good-faith belief that such disclosure is necessary to comply with a legal obligation, protect the rights or safety of Hank, our users, or the public, or respond to a lawful request from a government authority.

5.4 With your consent

We may share your information for any other purpose with your explicit consent.

We do not share your home data, inspection reports, appliance information, maintenance records, or AI chat history with real estate agents, home inspectors, contractors, insurance companies, or any other third party for marketing or commercial purposes without your explicit consent.

6. Data Retention

We retain your personal information for as long as your account is active and for a reasonable period thereafter to fulfill the purposes described in this policy, comply with legal obligations, resolve disputes, and enforce our agreements.

  • Account data: retained for the life of your account plus 90 days after deletion
  • Home profile and maintenance data: retained for the life of your account plus 90 days after deletion
  • Uploaded documents and photos: retained in Supabase storage for the life of your account plus 90 days after deletion
  • Chat history: retained for the life of your account plus 90 days after deletion
  • Payment records: retained for 7 years as required by applicable financial and tax regulations
  • Log data: retained for 90 days for security and debugging purposes

When you delete your account, we initiate deletion of your personal data within 30 days, except where retention is required by law. Anonymized, aggregated data derived from your usage may be retained indefinitely as it cannot identify you.

7. Your Rights and Choices

7.1 Access and portability

You have the right to request a copy of the personal information we hold about you. You can export your maintenance history as a PDF from within the app. For a complete data export, contact us at privacy@hankhome.io.

7.2 Correction

You can update your account information and home profile data at any time within the app. If you need assistance correcting information you cannot update yourself, contact us at privacy@hankhome.io.

7.3 Deletion

You can delete your account and all associated data at any time by selecting 'Delete Account Data' in the Profile tab of the app. You can also request deletion by emailing privacy@hankhome.io. See Section 6 for information on data retention timelines.

7.4 Notification preferences

You can manage push notification preferences from the My Home tab in the app. You can manage email communication preferences from the same location or by using the unsubscribe link in any marketing email we send. You cannot opt out of transactional emails related to your account and subscription.

7.5 California residents (CCPA)

If you are a California resident, you have additional rights under the California Consumer Privacy Act (CCPA), including the right to know what personal information we collect and how it is used, the right to request deletion of your personal information, the right to opt out of the sale of your personal information (we do not sell personal information), and the right not to be discriminated against for exercising your privacy rights. To exercise your CCPA rights, contact us at privacy@hankhome.io with the subject line 'California Privacy Request.'

7.6 European residents (GDPR)

If you are located in the European Economic Area, United Kingdom, or Switzerland, you have rights under the General Data Protection Regulation (GDPR) or equivalent legislation, including the right of access, rectification, erasure, restriction of processing, data portability, and the right to object to processing. Our lawful basis for processing your personal data is primarily the performance of our contract with you (providing the Service) and, for certain analytics and communications, our legitimate interests or your consent. 8. Data Security

We implement industry-standard technical and organizational measures to protect your personal information, including:

  • Encryption of data in transit using TLS (Transport Layer Security)
  • Encryption of data at rest in Supabase's infrastructure
  • Row-level security policies in our database so users can only access their own data
  • Secure authentication via Supabase Auth with support for multi-factor authentication
  • Access controls limiting employee and contractor access to personal data on a need-to-know basis

No method of transmission over the internet or method of electronic storage is 100% secure. While we use commercially reasonable measures to protect your information, we cannot guarantee absolute security. In the event of a data breach that affects your rights and freedoms, we will notify affected users and relevant authorities as required by applicable law.

9. Children's Privacy

The Service is not directed to children under the age of 13 (or 16 in certain jurisdictions). We do not knowingly collect personal information from children. If you believe a child has provided us with personal information without appropriate consent, please contact us at privacy@hankhome.io and we will promptly delete that information.

10. Third-Party Links and Services

The Service may contain links to third-party websites or integrate with third-party services. This Privacy Policy does not apply to those third parties. We encourage you to review the privacy policies of any third-party services you use in connection with Hank, including Stripe (stripe.com/privacy) and Anthropic (anthropic.com/privacy).

11. International Data Transfers

Hank is based in the United States. If you are accessing the Service from outside the United States, please be aware that your information may be transferred to, stored, and processed in the United States and other countries where our service providers operate. By using the Service, you consent to this transfer. We take reasonable steps to ensure that your data receives an adequate level of protection wherever it is processed.

12. Changes to This Privacy Policy

We may update this Privacy Policy from time to time to reflect changes in our practices, technology, legal requirements, or other factors. When we make material changes, we will notify you by email to your registered address and by displaying a notice in the app at least 14 days before the changes take effect. The date at the top of this policy indicates when it was last updated.

Your continued use of the Service after changes take effect constitutes your acceptance of the revised Privacy Policy.
